Agreement

This residential lease agreement (“agreement”) is made and entered into on ____ 2026, by and between:

Collectively referred to as the “parties.”

1. Premise

The landlord hereby leases to the Tenant the residential premises located at:

including all fixtures, improvements, and any furnishings or appliances listed in Exhibit A attached hereto (“premises”).


2. Term of lease

Minimum lease: 2 years

2.1 Lease term
The lease shall commence on __________________ (“commencement date”) and shall terminate on __________________ (“expiration date”), unless terminated earlier in accordance with this agreement.

2.2 Holding over
If the tenant remains in possession after the expiration date without a new written agreement, the tenancy shall convert to a month‑to‑month tenancy under the same terms, unless otherwise specified by the landlord.

3. Rent

3.1 Monthly rent
The Tenant agrees to pay monthly rent in the amount of 20,000 Baht (“Rent”).

3.2 Payment due date
Rent is due on the 5th day of each month, without demand, deduction, or set‑off.

3.3 Late fees
If Rent is not received within 3th days after the due date, the tenant shall pay a late fee of ฿500 per day.

3.4 Returned payments
Any returned or dishonored payment shall incur a fee of __________________________.

4. Security deposit

4.1 Deposit amount
The tenant shall pay a security deposit of __________________________ (“Security Deposit”) prior to taking possession.

4.2 Use of deposit
The security deposit may be applied to:

  • Repair of damages beyond normal wear and tear
  • Cleaning costs
  • Replacement of missing items

4.3 Return of deposit

The security deposit shall be returned within 30 days after the tenant vacates the premises, less any lawful deductions. An itemized statement of deductions shall be provided.

5. Utilities and services

The parties agree to the following allocation of utilities:

Failure of utilities not under the Landlord’s control shall not constitute grounds for rent withholding.

6. Use and occupancy

6.1 Permitted use
The premises shall be used solely for residential purposes by the tenant and the following occupants:

The tenant shall not engage in illegal activities, commercial operations, or any conduct that disturbs neighbors or violates building rules.

7. Maintenance and repairs

7.1 Tenant responsibilities
The tenant shall:

  • Keep the Premises clean and sanitary
  • Promptly report damages or needed repairs
  • Not alter or modify the Premises without written consent
  • Be responsible for damages caused by negligence or misuse

7.2 Landlord responsibilities
The landlord shall:

  • Maintain the premises in habitable condition
  • Perform necessary structural, electrical, and plumbing repairs
  • Provide reasonable notice before entering the Premises (except emergencies)

8. Entry by landlord

The Landlord may enter the Premises for inspections, repairs, or emergencies. Except in urgent situations, the Landlord shall provide at least 24 hours’ notice.

9. Rules and regulations

The tenant agrees to comply with all building rules, community regulations, and any additional rules provided in writing by the Landlord.

10. Pets

Pets are not permitted.

11. Alterations

The tenant shall not paint, remodel, install fixtures, or make structural changes without prior written approval from the Landlord.

12. Insurance

The Tenant is encouraged to obtain renter’s insurance to cover personal property and liability. The Landlord’s insurance does not cover the tenant’s belongings.

13. Termination

13.1 Notice of termination
Either party may terminate the lease by giving ______ days’ written notice, unless otherwise required by applicable law.

13.2 Early termination
If the tenant terminates the lease before the expiration date without legal cause, the tenant may be liable for:

  • Remaining rent
  • Advertising costs
  • Re‑letting fees
  • Other damages permitted by law

14. Condition of premises

A move‑in inspection report shall be completed and signed by both Parties. Failure to complete the report may result in disputes regarding the security deposit.

15. DEFAULT

The Tenant shall be in default if they:

  • Fail to pay rent
  • Violate any term of this agreement
  • Cause significant damage
  • Engage in illegal activity
  • Abandon the premises

Upon default, the landlord may pursue remedies permitted by law, including eviction.

16. GOVERNING LAW

This agreement shall be governed by and interpreted in accordance with the laws of __________________________.

17. ENTIRE AGREEMENT

This agreement constitutes the entire understanding between the Parties and supersedes all prior agreements, oral or written.

18. AMENDMENTS

Any modification to this agreement must be in writing and signed by both Parties.
